Area of the land is

\(6561~m^2 =
3^8\)

Total cost of given land =38×(138)

=38×(2×3×23)

Let the number of buyers be X

(3666)×X=38×(2×3×23)

X=246.97

=247

He divided the land into 247 equal parts
