Let ABC be an isosceles triangle such that AB = AC = y cm and BC = x cm
Construction: Draw ADBC which bisects BC at D
BD=x2cm

In ABD,
AD2+BD2=AB2
AD=AB2BD2
=y2(x2)2
=y2x24
Area of triangle=12×base×altitude
=12×BC×AD
=12×x×y2x24
=x2y2x24
Hence, the required area is x2y2x24
