Lightning works the same way as a spark, except that lightning happens on a massive scale.
Sparks are created when a large amount of charge gathers in a small area and an electric breakdown occurs. That is some electrons will leave their material and fly to the other object. The electrons moving through the air cause the air to heat up. As the air gets heated, more and more electrons start jumping over to the other side, causing even more heat to build up until it actually gets white-hot.
Lighting is similar to this as clouds too gather a lot of charge which leads to electric breakdown and charge starts flowing through air.
