Why are industries located in a few limited areas?

Industries are located outside the residential areas of a city in an area specially designed for the purpose of setting industries known as Industrial Park. Industrial parks are usually located close to transport facilities, where more than one mode of transport coincide, including highways, railroads, airports & ports.
Industries are also set up near the source of supply of raw material.
This type of zonig is done because :

1) For attracting new business by providing an integrated infrastructure in one location.
2)​ To reduce the environmental and social impact of the industries on the residencial areas.
3) Raw material is available in proximity which increases the speed of production.
