As we know that,
$a^{2} - b^{2} = (a - b) (a + b)$
Therefore,
$x^{2} - y^{2} - 2 x + 2 y$
$= (x^{2} - y^{2}) - 2 (x - y)$
$= (x - y) (x + y) - 2 (x - y)$
$= (x - y) (x + y - 2)$
